Subdivisions going up in phases
Unlike most of the surrounding area, Gateway builds in phases rather than one lot at a time, which changes the whole shape of an order. A Gateway phase opens with two standard units and a handwashing station at the entrance to the works, and more go in as the framing crews spread down the street.
Sitework comes first on a Gateway phase, and that is when the ground is at its worst. We put a Gateway placement on the stabilised haul road rather than on fresh fill, and move it onto the poured drives once the houses are closed in.
Ballpark weekends and airport-side commercial
Spring brings the ballpark crowds, and a Gateway game day fills the outer lots with cars that would otherwise be empty. A Gateway venue order stages overflow units the evening before with deluxe flushing units near the hospitality side and an ADA accessible unit in every cluster.
The commercial pads on the Gateway airport side run long contracts for distribution and office space. Those Gateway compounds hold a fixed service day for months, and the unit count is reviewed as trades stack up toward fit-out.
Flat ground, fast drainage and route timing
Gateway sits on flat engineered ground with large stormwater lakes taking the runoff, which drains better than the older grids nearby. A Gateway placement still needs firm standing though, because engineered fill is treacherous until it has been rolled and left to settle.
Access to Gateway is straightforward from the interstate, so lead times here are among the shortest we run. Service across Gateway is Monday to Saturday with Sunday closed, and summer sitework is better on twice-weekly visits than a single one.
